NATIONWIDE FOOTPRINT for  - Fix N Flip - up to 100% (100% for well qualified investors)- BRRRR - DSCR Bridge - Light or Heavy Rehab Ground- Up Construction Entity Investment Only.  However, if PP and ARV are solid - HML + GAP can provide 100% as well , even with a 65% LTV - and you are credit challenged. (ARV must be accurate)

Private Money Loan Criteria

No Appraisal Up to 1.5 M - (up to 20M in CA) Up to 65% LTV 12 to 18 Month Term 5 Day Closings.  Can also use GAP funds.

GAP Funding $5K UP TO $500K

GAP funding is a short-term loan or capital source that covers the financial difference between what a primary lender provides and the total cost needed to complete a project. Paid off at the same time the HML or PML is paid off. Experienced Investors use it as means to provide 100% (no money out of pocket) financing.
